Fall Aeration & Overseed
If there's one service that transforms lawns, it's fall aeration and overseeding. And here's what you need to know: all work is done in September, and spots are extremely limited.
August is your last chance to book. Once September hits, the schedule is locked. Miss it, and you're waiting until next year or going with dormant seeding, a decent backup plan but with some compromises.
Why September is THE Month
September is hands-down the best time for aeration and overseeding in New England. Warm soil means seeing the start of germination in 7-14 days. Cool air means less stress on grass and seedlings. Reliable rain means you're not dependent on irrigation. And crabgrass is dying off, so there's less competition for new grass.
Grass seeded in September develops deep roots all fall before going dormant. By spring, it's mature and ready to thrive.

What Aeration Does
Every lawn develops compacted soil over time. Foot traffic, mowing, and weather squeeze out air pockets roots need to grow. The result? Water runs off instead of soaking in. Nutrients can't reach roots. Grass thins and weakens. Weeds move in.
Core aeration pulls thousands of soil plugs, creating channels for air, water, and nutrients. Roots can grow again. Your lawn rebounds.
What Overseeding Does
Even decent-looking lawns have thin areas, bare spots, and weak patches from pet damage, disease, drought, or age. Overseeding fills those gaps with modern grass varieties that are more disease-resistant, drought-tolerant, and aggressive at spreading.
Combine aeration (perfect seed-to-soil contact) with premium seed, and you're upgrading your entire lawn.
Which Method is Right for You?
- Aeration with Overseeding - We aerate and broadcast seed at the same time. Great for overall thickening. Most popular option.
- Slice Seeding - Machine cuts grooves and deposits seed at controlled depth. Better for significant bare areas or very thin turf. Higher germination rates, but doesn't address compaction.

Optional Upgrade
A soil test is recommended to see where your lawns levels are and what added treatments it may need. A soil test will tell us if we need to add Humic Acid. Added Humic Acid can be beneficial to your lawns soil structure, enhances nutrient availability and improves moisture retention.
September Spots Are Limited
We can only handle so many properties in September's four-week window. Once we're at capacity, the schedule closes. Every year we have customers reach out in late September hoping to squeeze in, and we simply can't fit them.
